Not many remakes are as good as the original. Vincent Price made The Last Man on Earth, based on a novel. Charlton Heston did The Omega Man - same source material, much better movie. Will Smith remade it yet again - I am Legend. Not as good as the Heston movie, but better than Price. So there is no remake rule.

Those aren’t really remakes though, they’re adaptations.

Remakes would be things like The Lady Killers, or Vanilla Sky, or Taxi. Point proven I think.

I wish they would have done it more like a sequel instead of a remake. What I mean is, they take over for the “old men” who can’t/don’t want to do it anymore.

Remakes are an auto deduction in value for me. There are probably exceptions but I can't think of any right now that are able to make up that deficit.
